A next-generation data centre is the infrastructure asset of the AI era — its value driven by power capacity, cooling efficiency, latency to population centres, and the regulatory framework of the jurisdiction. We will underwrite on power purchase agreements, PUE (power usage effectiveness), and the structural life of the cooling and power systems. The greatest data centres are not the largest but the most power-secure, because in this asset class, power is the product.
