Curation Thesis
An equestrian or polo estate is a sporting asset with an agricultural component — the land that supports the sport can also produce revenue from livery, breeding or event hosting. We will underwrite the sporting infrastructure (arena, stabling, polo field) separately from the land and the residence, because each component has a different buyer and a different value trajectory. The greatest estates are those where the sporting infrastructure enhances rather than detracts from the land's residual value.
