Curation Thesis
A wine château is two assets in one: a producing agricultural estate and a historic architectural monument. The value is the intersection — the land that makes the wine, and the building that makes the name. We underwrite each component separately and then test whether they are worth more together or apart. In the great appellations of Bordeaux, Tuscany and Burgundy, the answer is almost always together, because the château and the vineyard are the same brand.
The discipline is in reading the terroir as a financial asset. A vineyard's value is driven by appellation classification, vine age, soil type, and the yield-to-quality ratio — not by the beauty of the château. We model the agricultural output separately from the real estate, stress-test a phylloxera or climate scenario on the vines, and then layer the heritage value of the building on top. The greatest risk to a wine estate is not a bad vintage but a structural change in the appellation's climate band — because the vines can be replanted, but the terroir cannot be moved.
